However, before you begin your search, it’s important to work out what you can realistically afford and what your expectations are, ask yourself for example:
What’s my budget?
Work out what you can afford to pay per week / per month, factoring in your other basic living expenses such as utilities, council tax, broadband, mobile phone connection, food, etc. Remember that there will be some costs involved with taking on the tenancy, such as moving fees. Then there’s your deposit, which is fully refundable once the check-out and inventory checking processes have been done and the property has been found to be left in good order.
Where do I want to live?
Depending on where you work (if you work from home, you should declare it to your prospective landlord), you will want to add travel expenses to your basic budget. Would you prefer to rent somewhere from which you’d be able to cycle or walk, or are you happy to take the tube or bus; do you drive into work, or is driving integral to your job?
Do I need parking?
If your job involves driving or you need to drive to work, does your rental, ideally, need off-street parking. If there’s no off-street parking, then maybe check how much a parking permit in the area would cost.
House or apartment?
If you have a partner and children you might need a house, whereas, for cost if nothing else, you may be looking to rent out a three-, two- or one-bed apartment; you may prefer to live alone, have a partner or want to flat-share.
How many rooms?
How many rooms will depend on your budget and personal circumstances.
With outdoor space?
Having a garden comes at a premium, but it’s a must for some tenants. Communal gardens or a balcony is often a popular choice too.
Pets? Are you a smoker?
Properties for tenants with pets can be difficult to source, but we’ll help you find one. If you’re a smoker, then you’ll need to find a landlord that permits smoking on the premises or smoking outside.
